The notarization runs so that contract content is fully translated into your language before signing. I am personally on site at every viewing. Throughout the entire mandate, I keep the keys securely and maintain a key protocol. On request, I organize a regular mail review with photo reporting of important letters as well as the commissioning of tradesmen for upcoming repairs or preparatory measures. For rented properties, on request we also take over the ongoing communication with tenants until the transfer of ownership.
The tax situation depends on your country of residence, the holding period and the use of the property. Within the ten-year speculation period, income tax may be due on the capital gain; for long-term rentals, double taxation agreements with your country of residence often apply. In such cases, we work with tax advisors specialized in cross-border matters, so that sale timing and structuring are tax-clear before you sign the notarization.

It typically lasts sixty to ninety minutes and clarifies the most important key points: property condition, market value corridor, time window, desired level of discretion and, if applicable, key handover. Afterwards, you receive a written mandate outline that serves as the basis for the subsequent authorized steering.
Market validation takes place in a closed circle of pre-vetted potential buyers. Signs on the property, local advertisements or public platforms are completely dispensed with on request.
