Off-market sales exclude the broad buyer market and therefore almost always deliver a lower price. If you want to achieve the best price, you need competition from several qualified buyers – not the opposite. Davis & Partner therefore relies on a maximum market offensive, in which internal pre-marketing and matching with pre-qualified search profiles take place before public marketing follows. Discretion is achieved through qualified viewing management, not by keeping the property secret.

Thanks to the database connection to one of the largest regional data networks in the Nuremberg metropolitan region, we have access to a pool of active prospective buyers with a documented search profile, budget and financing status. These profiles are constantly updated through daily viewings throughout the entire partner network. Your property is matched against this pool from the very first minute – this shortens the market validation process and often provides a buyer from the inner circle before the exposé is made public.

Traditional estate agent processes start with an exposé and portal advertisement. At Davis & Partner, the process begins with establishing bank readiness through the expert network – tax, valuation, building fabric, insurance. This is followed by matching with existing customers from the data network. Public marketing is the third phase, not the first. This sequence is the decisive lever for the best price and transaction security.

Every interested party undergoes a pre-qualification process: proof of identity, declaration of equity and – in the case of serious interest – proof of financing from their own bank or our cooperation partner Dr. Klein. Only then is a viewing appointment arranged. This protects owners from mass viewings, prospective buyer tourism and data misuse and ensures a productive negotiating environment.

The preparation of bank readiness and internal pre-marketing typically take place within two to four weeks. In around forty percent of mandates, the deal is already closed in this phase from the inner circle. When transitioning to the maximum market offensive, a further four to eight weeks are usual, depending on the price architecture and season. The exact timeline is determined in the first sales analysis.

The sales analysis with an initial assessment of the market value, the relevant search profiles from the data network and the appropriate marketing strategy is free of charge and non-binding. A commission is only payable in the event of success and is regulated transparently in the brokerage contract – in accordance with the law on the distribution of brokerage costs for the sale of residential real estate (§ 656a ff. BGB).
