Revaluation

1914 insured value vs. today’s reinstatement value

German residential building insurance has for decades calculated on a historical reference value – the 1914 insured value. It is projected onto today’s value via the annual construction price index. Elegant in theory; in Nuremberg practice, the most common source of substantial underinsurance.

For contracts concluded before 2018, the 1914 value was often set as a flat figure without a precise floor-area survey. Later modernisations, attic conversions or energetic refurbishments have shifted the real reinstatement value further – without the policy being adjusted. At current Nuremberg construction costs, which have risen by more than forty percent since 2020, the gap regularly reaches the six-digit range.

In the first check, Mr Paulig compares the stored 1914 value against the real floor-area and substance situation. In around two out of three cases, an adjustment need emerges that would never have been noticed without the question being asked.

Project protection

Renovation protection before the first ground is broken

Complex renovation and modernisation projects change a building’s substance, floor area and risk profile within weeks – often irreversibly. Anyone who adjusts the policy only after the last construction phase has carried, throughout the entire build, a risk that was not covered in the event of damage.

The Davis project management therefore arranges, in every ongoing renovation mandate, an early appointment with LZK Versicherungsmakler GmbH. Before ground is broken, the construction phase, material storage, trade liability and the later reinstatement value are mapped in a construction performance and adjustment logic. To the property. On sale, the existing building insurance passes to the buyer by law (§ 95 VVG). The buyer has a special right of cancellation within one month of being registered in the land register. This transitional phase is often the source of costly oversights – we actively discuss it within the Davis & Partner mandate.
